It’s important for owners to be aware of the rules and bylaws regarding parking. Parking stalls should be completely empty at all times except for bikes and empty hand trucks/carts. If there are items that do not fit this description that are left in parking stalls or common areas, they will be removed (at the cost of the owner) and a $100 fine will be issued.

Example of common items left in parking stalls that will result in removal and fines:

  • plastic bags
  • paper bags
  • variety spray bottles
  • hats
  • signage
  • baby seats
  • boxes

Owners that violate these rules will be fined $100 and forwarded any removal fees.

44. Parking

44.1 A resident must not permit any oversized, commercial or recreational vehicles including, but not
exhaustively, boats, trailers and campers to enter or be parked or stored on common, limited
common property or land that is a common asset, without prior written approval from a majority
of strata council.

44.2 A resident must not store unlicensed or uninsured vehicles on the common, limited common
property or on land that is a common asset.

44.3 A resident storing a vehicle must provide proof of valid insurance to the strata corporation on the
commencement date of the storage and on request thereafter.

44.4 An owner must not sell, lease or licence parking stalls to any person other than an owner or
occupant.

44.5 A resident must park only in the parking stall assigned to the resident.

44.6 A resident or visitor must not permit a vehicle to be parked or left unattended in a manner that
interferes with parking stalls, access lanes or no parking zones.

44.7 Any resident’s vehicle parked in violation of bylaw 44.6 will be subject to removal by a towing
company authorized by strata council without further notice, and all costs associated with such
removal will be charged to the owner of the strata lot.

44.8 A resident or visitor must not use any parking area as a work area for carpentry, renovations,
repairs (including, but not exhaustively, sawing. drilling and the use of any adhesive or
hardening compounds) or work on vehicles involving any automotive fluids or paints, motor tune
ups or mechanical repairs.

44.9 A resident or visitor operating a vehicle in the parking areas must activate the vehicle’s
headlights and not exceed 10 km/hour. A resident or visitor in contravention of bylaw 44.9 will
be fined $20.00 for each occurrence.

44.10 A resident or visitor must not smoke while in the parking area including inside a vehicle. A
resident or visitor in contravention of bylaw 44.10 will be f,rned $20.00 for each occurrence.

44.11 A resident must wash a vehicle in the location designated for vehicle washing only. Once
washing is completed, the resident must hose down and remove all dirt, refuse and excess water
from the washing area. While washing, a resident must keep audio volume low. A resident or
visitor in contravention of bylaw 44.11 will be fined $20.00 for each occurrence.

44.12 A resident must not park or store any vehicle that drips oil or gasoline. A resident must remove
any dripped oil, gasoline or other automotive residue. A resident or visitor in contravention of
bylaw will be fined $20.00 for each occurrence. Any costs to clean and restore the parking
surface will be charged to the strata lot owner.

44.13 A resident or visitor must not leave items stored in the parking area such as tires, boxes, or other
items. Any such items will be disposed of without notice. Any cost for the removal and disposal
of such items will be charged to the strata lot.
